About TaloVahti
The price tag isn’t the whole cost.
In Finland, buying an apartment usually means buying shares in a housing company — and a share of the responsibility for its building. A low asking price can hide a very expensive next decade.
Why maintenance matters so much
A pipe renovation is not a small repair
A putkiremontti can involve replacing pipes, opening up structures and rebuilding bathrooms. The work can bring a substantial bill and disruption. Its scope matters: a pipe-lining project and a full plumbing-and-bathroom renovation are not the same thing.
The building’s bills become your bills
Housing companies can finance major works with a loan. Your apartment’s allocated share may be paid upfront or through a monthly financing charge (rahoitusvastike). Facades, roofs, windows and heating systems can add further costs. Allocation depends on the company’s rules — it is not always a simple equal split.
Check the documents, not just the kitchen
Ask for the property manager’s certificate (isännöitsijäntodistus), the maintenance-needs report, condition surveys, financial statements and meeting minutes. Find out which works are completed, being investigated, approved or already funded. A five-year plan is not a guarantee that nothing else will come up.
Real experiences from r/Finland
Short excerpts from public Reddit discussions. These are individual experiences, not typical cost estimates.
“I bought my apartment in November 2021, and checked the 5-year maintenance plan report, and there was nothing about any pipe renovations.”
“The loan was drawn by the housing association for 25 years, and the monthly payment will be @ 485 Euros/month.”
A better starting point for a home search
TaloVahti brings expected repairs into the same picture as price and location. Less upcoming maintenance is better. Growing or stable locations are better. Value considers the price together with expected repair costs, using local rents as a proxy — not a comparison with completed sales.
Use the forecast to identify questions worth asking. Confirm the scope, timing and your actual share of any renovation with the housing company before making a purchase decision.
